  The Frances Miller Room provides serenity and versatility with a private bath, AC, overhead fan, and your choice of either king or twin beds.

• The Lincoln Suite at The Federal House Bed & Breakfast
  This spacious room has a queen canopy bed as well as a day bed with trundle and can sleep up to four people.

• The William Seward Suite at The Federal House Bed & Breakfast
  This comfy suite includes a large room with a queen bed, TV, fireplace and a private bath. An adjoining smaller room can sleep two additional people on a day bed and trundle.

• Dining Room
  Breakfasts are abundant and beautifully served at our elegant dining room table. At 9AM we start with fresh squeezed orange juice or apple cider, depending on the season, followed by home baked muffins, scones, or breads served with a warm or fresh fruit compote. Coffee is locally roasted and there is an endless variety of teas. Herbs from the garden season frittatas, quiches, or crepes.

• Parlor
  The Parlor is the gathering place for guests, a place to read the morning paper before breakfast with early coffee or tea. Dining guides for touring, games, TV and a stereo are also available for guests.

• Historical Significance of our Inn near Ithaca, NY
  As you travel the road descending the hill into Ludlowville, time slows down. You can feel the history. The distinctive sound of tires crossing a steel decked bridge echoes our modern method of entering the hamlet where horses' hooves and carriage wheels once traveled the busy intersections of the 1800's.

  Spend some time during your stay enjoying the great outdoors. Relax with a book in the hammock or swing, enjoy our perennial garden from the gazebo or guest porch, sit under the stars on a bench by the fire circle and be quietly entertained by the fireflies and waterfall.
